What to Look for in Commercial Cleaning Contracts

If you are a business owner or own part of a corporation that rents office space that needs to be cleaned periodically, you may already have investigated the option of hiring a commercial cleaning service to take care of your cleaning needs, and found that you will need a commercial cleaning contract to retain a service. You may have found that there are a wide variety of types of commercial cleaning services, and a vast array of different contract options and cleaning schedules. What are the different types of commercial cleaning contracts, and how do you go about finding out which type of contract is best for your business?

Commercial Cleaning Contract

Commercial cleaning contracts typically specify exactly what type of cleaning work is to be done, at what intervals it will be done, and what services are offered as standard. Special services, such as specific carpet cleaning using a steam machine, might be offered in the contract at less frequent intervals than the standard cleaning services, or they might be an extra-charge option that is only paid for if you have the service performed, on an as-needed basis. The type of services your business needs will be laid out in your commercial cleaning contract.

Commercial cleaning contracts also typically include what is called a “right to cure” period. If you are unhappy with the job that is being done at some point in the contract, you can ask for the company to redo it, or receive a bill credit if they are not able to do so to your specifications. In addition, if the company continues to clean improperly, you may be able to get out of your contract with no fault or penalty under the terms of this “right to cure” period. Read carefully to make sure that such a clause is included in your commercial cleaning contract before signing.

Most commercial cleaning contracts are taken out for a period of one year at a time. Depending on the specific needs of your business, or the prevailing rates and services in your area, you may find that you will be offered commercial cleaning contracts that last for two to three years at a time. In order to make sure that you find the best possible rates and contract terms for your area, you will want to shop around and see what the standard terms are in your area. Compare several different company contracts before deciding which commercial cleaning contract you will sign.
