- Kitchen RemodelingThis three-story LEED Silver Certified non-profit building replaced an existing structure and houses a donation/food storage center on the ground floor, classrooms and social services on the second floor and three low income housing units on the third floor. Our team assisted in the selection of cost-efficient products that are sustainable and long lasting. A waste diversion program was established prior to demolition of the original building, as well as an on-site recycling and waste monitoring program. The site contains pavers and brick to avoid any petroleum based site paving products. Most of the onsite water is retained in the planting area and irritation is kept to a minimum. The building is comprised of sustainable wood products, recycled materials and resources locally sourced, including natural maple doors, cabinetry and millwork; bamboo hardwood natural finished floors and baseboards; wood windows; interlocking brick pavers and wood exterior finishes. The MEP systems are all high efficiency systems−gaining the highest possible SER ratings and operable windows. Situated on two lots adjacent to the existing St. Francis Center, this was a design-assist for a repeat client.
- FlooringBOYS & GIRLS SF: Another Good Tidings Foundation collaboration unveiled in San Francisco! We renovated the existing the Boy & Girls Club gymnasium at Hunters Point to provide a state-of-the art Willie Mays branded facility, complete with a new energy efficient window system at the north end of the building, as well as insulating the stud wall bays, furring with plywood, upgraded lighting, and painting throughout. The Warriors played on this same 1960’s flooring at the Cow Palace.

- New ConstructionDelivery Methods: There are several roles W. L. Butler can fulfill as general contractor in order to deliver construction services that bring a project in on time and on budget.
- DemolitionThe initial phase required demolition of a an existing retail shopping center, and complete site improvements for a 37 unit residential subdivision. The second phase included ground-up construction of two separate buildings and a common area park. “Building A” is a mixed-use building encompassing an 18,000 sq.ft. underground parking garage, a 17,000 sq.ft. high-end grocery store (Miki’s Market) on the ground floor and 10 residential apartments on the second floor. “Building B” is a two-story core and shell structure for retail and office space. A portion of “Building B” is currently being occupied by Starbucks on the ground floor and Adient Health on the second floor. On-site and off-site improvements involved underground utilities, paving, landscaping and modifications to Alma Street (including traffic signals).
- LandscapingUsually built on multi-acre sites, shopping centers can be complex projects and can include multiple tenants, anchors and various store shells. Whether it’s from the ground up or rework, these projects typically require significant site improvements, facade and interior work, landscaping, and parking additions.
- FencingGround-up car wash with all-new equipment, connections to utilities stubbed to within 5’ of the building and a water reclamation system (including oil/water separator). Site work spanning 1.2 acres included demolition, excavation, import fill, grading, and building pad preparation (including granular base) storm drainage system, water distribution system, sanitary sewer system, natural gas distribution system, electrical distribution system (including temporary power for the carwash construction), curbs, pavement striping/arrows, temporary fencing, DSL line (electrical run for cameras, security (doors) and pay stations, data line connection and camera data from equipment room to gas station controller enclosure, entry arch (including signs), pay stations and attendant enclosure.
- Tree RemovalThree mixed-used buildings with underground and surface parking on a 6.4-acre site; designed to enhance public space and connectivity, maintain the city’s “village character” and promote healthy living and sustainability. Located near downtown, this Santa Barbara Spanish-styled development will incorporate two three-story Class A+ office buildings with the flexibility to accommodate 200,000 square feet of open layouts and private professional offices, 183 gated apartments (including 20 below market rate rental units), and a 2-level podium with frontage road ground floor retail, a private street, swimming pool and common open space. The Type IA garage building offers secured subterranean parking for approximately 1,000 cars, a golf simulator and entertainment suite, locker rooms and a fitness center. The scope included demo, tree removal, soil remediation, excavation, and abatement. Once complete, the development will feature a large public courtyard with water feature, two outdoor kitchens, pet spa, dog park and an amphitheater seating area. Transit-centered, the site is located near the Menlo Park CalTrain station and offers easy access to the El Camino public transportation corridor. Sustainability objectives include LEED Gold certification and over 1,500 solar panels designed to supply much of the electrical demand of the offices and residents.
- ExcavationGround-up construction of a new specialty clinic situated on a.39 acre lot behind the main clinic near El Camino and Wells within a “pedestrian friendly” section of Palo Alto. An MRI Breast Imaging Center is located on the second floor with five mammography rooms for both screening and diagnostic mammography, two ultrasound rooms and one stereotactic biopsy room. The third floor houses two specialized primary care services including the Encina Practice for internal medicine and a personalized Executive Health Program. The new center also has a two-story, 36,057 square foot subterranean parking structure reserved for patient use. A team of design-build subs assisted with the MEPs. Phase one involved all basement modifications and excavation. Phase two consisted of the 16,981 square foot MOB (core and shell). Phase three included all related tenant improvements.
