Unprofessional, non transparent

My partner and I entered into a Purchase and Sales Agreement Contract to purchase a home located at 10625 Marine View Drive SW, Seattle, WA on 9/20/2014. Mr. Joe Flick of The Roanoke Group, LLC in Seattle represented the Seller. In my opinion, Mr. Flick and his partner Mr. Cooper lacked transparency throughout the process and failed to disclose problems and details about the property. For example, when asked to provide a list of upgrades and maintenance performed in the past 24 months, the response was "the list of upgrades and improvements is over 125 long, too many to list." When questioned about the 43% discrepancy between the sq. footage listed on the Tax Assessment (2960 sqft) vs the MLS (4255 sqft) and the method used to measure the home, the response was "The Seller is very smart. She measured the interior of the home, room by room, with a laser instrument." On the Seller's Disclosure Form there were no issues or problems identified that needed repairing which was quite surprising given the home had not been a full-time residence during the past 24 months and was purchased in 2012 under forbearance. On the day of inspection, numerous issues were quickly identified including an inoperable stove exhaust, wine refrigerator, and central vacuum system. In my opinion, the agent did not use reasonable skill and care to identify problems and accurately complete the Seller's Disclosure Form. Additional problems identified by the inspector included: the hot tub leaked under the deck, the electrical fuse box had no labels (unmarked), the home was infested with rodents (based on our inspector's report), and there was standing water in the crawl space due to an improperly functioning water drainage system that could contribute to erosion and "slope instability extending into the Puget Sound". Information regarding routine service maintenance of the chimneys, AC, furnace, heating system, hot water tank, and sprinklers was not provided and was not apparent to the inspector. Prior to entering into a Purchase and Sales Contract, the referenced home was not marketed or advertised "as is", the inspection contingency was not waived, nor was it communicated to the Buyers that the Seller was not willing to make repairs or remedy identified problems with the home. We were approved for both conventional and VA financing but the Seller refused to accept VA loan financing which was advantageous for us. The Seller ultimately terminated the transaction after we spent significant time and $1000 on a home inspection and geotechnical survey. The following statement was sent electronically from Mr. Flick to our agent, "The Seller entered into a purchase and sale contract which stated financing would be from a conventional lender. She is not willing to change the financing to VA. She is also not willing to make any repairs, price adjustments or modifications called out by any inspector or by an appraiser." My partner proudly served our country in the US Marine Corps for 4 years; therefore, he is eligible for a VA loan, a benefit that he earned by serving our country. In my opinion, the Seller and Mr. Flick, acted in an unprofessional manner by failing to disclose relevant facts and details about the property and failed to answer the Buyer's questions in a reasonable and professional manner. This resulted in the termination of the purchase and sales contract.

renters beware!!

awful company!!

After renting a house from them and barely getting anything fixed after MANY calls they began to over charge us. For oil we didn't use, for stains we didn't leave and for utilities we didn't use. Now four months in they are selling the house and we are dealing with people walking through our "home" all the time. Rent at your own risk!!

What a great group!

I rented a great duplex for a year. The staff are friendly and sincere. I have never had a better experience and sure beats having to deal with a landlord!
