Stay away! Many complaints and I have first hand experience.
In less than a year from our previous appraisal Henry Appraisal came in 100k less than the previous appraisal. The real estate market has increased 3% since the 2015 appraisal.Prior to Henry Appraisal we have added a large 2100 sq ft detached garage that Henry Appraisal stated was only a 3 car due to the fact it only had 3 over sized doors. Does that make every home with a double door garage only a one car? How can you invest 80K in a garage and the appraisal come in 100k less than the appraisal prior to the garage?
The homes he used as comparisons are not even like our home with the exception of bedroom # and baths. Henry Appraisal only documented 2 homes as comparables within the 7-10 month time frame. Previous appraiser documented 14 homes. All comps are in tract home subdivisions on small lots. Our lot is ½ acre. Having talked to other home appraisers the lot size and the added detached garage are added value.
