I would also give these guys zero stars if it were possible. We rented from this company for about a year and half.

My husband and I had a unqiue situation were we had recieved enough money from our wedding to pay for all our rent for the entire year up front but Todd (the owner) told us he wouldn't take it on a lump sum. So we put it all in an account and only paid rent out of it. Somewhere along the line these guys lost and never cashed one of our checks and since the account was only for rent I never noticed - until I got the bill.

Instead of telling me that we missed a payment they chose to back-charge us with late fees from a payment that went missing TEN months before. Yeah, ten months. So, by the time we got this billed we owes them over $800 in late fees! Not once did thu contact is before this. Every single check (except the one THEY misplaced) had been paid exactly on time.

But Todd screamed and screamed at is and then he refused to speak to me and demanded to speak to "the man in the relationship". No kidding- those were actually his words.

Everything with them was a nightmare: they wouldn't fix out water heater, they said we sabotaged our own sprinkling system, they would send us HOA notices weeks after the fees had already been charged and we couldn't fix the problem, they treated me like crap, and lied all the time.

I don't care if you have to pay three times more to rent another place it is worth it not to work with this man and his company.

This company is awful. They managed two of our homes in the Phoenix area and found that they were absolutely incompetent. They placed awful renters, were rude and mean and never once got a monthly accounting statement that was correct. Stay away from these people, they are bad news.

I was a renter with this company for two years. When I first moved in the place had not been cleaned. The company did send someone out to clean it before I moved in, but this cleaning person remarked over and over again that she could not believe that they would rent out this unit without cleaning it. I didn't really realize how dirty it was until a cleaning professional showed me.

At the end of my lease, I moved out with no deductions. In fact, the manager mentioned that he was thrilled with how well I had cleaned the property (obviously much cleaner than when I moved in). I got my security deposit back in less than 14 days, but I was sent a check for $900 dollars instead of the $1,100 as was stated on my lease. When I contacted the company, I was told that there was "a mistake" with my paperwork, and even though that was the amount that was listed on my lease, that was not correct because they had receipts for $900. They said that the only way that I could get the full deposit back was to show receipts from the money orders from when I originally moved in two years ago. Of course I do not have that because I thought that a lease was a binding contract. In their words, "A lease is no proof of payment." The lack of organization and professionalism with this business is unbelievable. While I was living in the unit, it took a year and a half to get a leak fixed, and now they are stating that they cannot abide by the lease.

It is unfortunate that I must write this negative review but I am compelled so that those after me may not share in my abysmal experience. Regrettably Caballero Property Management Inc. is not an ethical or upstanding business. They treat tenants in the worst regards and I would argue they do not properly care for the properties they oversee.

Their offences will include small things, such as not upholding their word to send proper keys and garage remotes no matter how many times you remind them. As well as severe injury cases in which you have to come close to threatening legal action to get them to remove an africanized bee infestation that had permeated the walls of 2.5 rooms containing over 100,000 bees.

Their offences will also include lying and stealing from you as in the case of taking out fraudulent claims from your security deposit disposition. This will be followed by a long, no time frame given, battle to claim back your rightful money. Even after proof is submitted this will not be enough.

I urge any tenant looking to rent from Caballero Property Management Inc. to beware and not rent from their properties. They will lie, cheat, and steal from you. I would also urge any rental property owner to not have Caballero Property Management Inc. as their property management service. They will not take care of your rental property and will leave it derelict and in poor condition. I would finally urge any real estate company to not do business with Caballero Property Management Inc. Again they are not an ethical or upstanding business and your tenants will not be happy.

To be clear, one star is the lowest. They deserve no stars. Negative stars.

As both an owner and a tenant, I've worked with many property management companies. Some great, some good, some OK. However, even the "OK" ones look AMAZING compared to Caballero. For repairs, they won't return calls, won't return emails, ignore us. I've made several repairs on my own, at my cost, because I can't have my family living like refugees in a $1400 rental home.

But look at the history on here and other review sites. The story is the same.

Disorganized, indifferent, ignore tenants. Apparently they think "tenants" mean "poor" or "uneducated" or "passive". Many tenants, like us, CHOOSE to rent. We are educated, obey the law, pay our rent on time and won't just lay down and take it up the keester from people who apparently stereotype renters. I'm contacting the owners directly now. As an owner, I'd want to know if my property manager didn't earn their monthly fee.

This company would get zero stars if possible. They are unethical. I would recommend anyone but them. If you need more proof, keep searching for reviews.
