ACE wasted a full week of my short 30 day closing and still didn't provide the Elevation Certificate and Boundary Survey they promised within 48 hours of the surveyor visiting the property. I was told to find and schedule someone else at 4PM on Thursday July 3rd (and only because I called them). VERY UNPROFESSIONAL. If you aren't able to do the work, don't take the work or at least advise that you can't do it in a timely manner. They could have at least offered to cover half the fee of the replacement surveyor group in addition to my refund. Had I not contacted them regularly I think I would still be waiting for the survey the following week as well. I still don't have a clear reason why they weren't able to complete it.

Stay Away!! They submit a worthless inspection to your insurance company and then try to charge $50 more for a re-inspection. They are non-responsive. Emails and calls go unanswered. They appear to be very disorganized on the phone. Better companies out there.....STAY AWAY from this one!

Be adviced and do not use this company! Their inspector, Mark Beckerman, did our inspection. The first day after the closing when we went to the house to paint, we noticed water flowing out of a long crack on the outside wall of the kitchen. We opened up the pipes under the sink and found a quarter sized whole in the drain pipe. So the water has been flowing into the wall and out the crack on the exterior of the building. How could he miss that?The crack is visible in his report pictures. Also the drywalls were removed in the kitchen. That should have made him suspicious of a potential plumbing problem. Also when we turn on the sprinklers we have a nice tall fountain coming out of the ground and a lake 5 minutes later. Did he even turn on the sprinklers? He came back to the house when we complained but was unprofessional and rude and talked in a circle trying to find excuses. Don't risk it. Don't pay someone good money to tell you how many outlet covers are missing. With the next house we purchase we'll let one of our goldfish do the inspection. Cheaper and same result.
