BEWARE OF THIS COMPANY. The have done the following awful things:1. My tenant has rented from me for 3 years. There are no clauses in my contract or, to the best of my knowledge, my tenant's contract, that require the tenant to buy renter's insurance. Singlehandedly, without my consent, the company tried to force my tenant to sign an addendum to his contract requiring he purchase renter's insurance. They also tried to force him to buy renter's insurance, which my tenant did not initially do. My tenant then paid the December rent in full, but not the renter's insurance. The company then took five months of renter's insurance out of my share of the rent check. Worse yet, they sent the tenant a notice saying he owes the company for rent money, even though he already paid the rent. It is unclear if the notice was a three day notice to leave the property or pay rent since the company has, so far, failed to get me a copy of the notice after my repeated requests for a copy so I can try to fix whatever problem they created.2. Conveniently, the company sent me an e-mail on Friday afternoon, December 8, 2017, the same day they processed the December monthly rent, stating they would no longer act as property managers effective immediately. When I spoke to the tenant on December 11, 2017, my tenant said he has had issues with the plumbing for months. So, the company apparently ignored the plumbing problem and left it to me to deal with on a Friday afternoon, even though the company knew I lived 300 plus miles away and plumbers sometimes charge more for evening and weekend visits. They also knew that property managers generally are not open on the weekends, except for the service department, so contacting another property manager would be very difficult. Conveniently, even though the company chose not to work on my property anymore, or fix any existing problems, which was part of their agreed upon contract with me, they kept the management fee for the entire month of December. 3. The vast majority of times there was a problem with the house that needed repairs, the company failed to make the appointment with the service person. Instead, after I would have to repeatedly contact the company, I was the one would would end up having to call the service company to get the appointment for the house. On the rare occasions that the company did it, it was mostly after I would have to repeatedly contact them to repeatedly remind them to make the appointment to get the repairs done.4. From the beginning, the company and I had an agreement that they would use a plumber I selected rather than their hand-picked plumber to do any plumbing repairs. On one occasion, after literally weeks of trying to get the company to contact my plumber to make an appointment to make repairs, I finally told the company I would contact my plumber myself. I was able to quickly contact the plumber that very day and I had facilitated the process of getting the plumber to come out the next day. The appointment was also supposed to be free of charge because the company had already recently come out to the property to fix the same issue. The management company, knowing my plumber was supposed to come to the property the next day free of charge, then had their own plumbing company come out that very day, thereby causing me to have to pay for the service visit. It should be noted the company's plumber charged me a lot of money and they did was jiggle the chain for the toilet flapper. 5. Worse yet, regarding issue number four, the company had the nerve to charge me twice for their plumber's service call. It took me a long time, and I had to change contact people at the company, in order to get them to reverse the second charge so that I would only have to pay for the same service call once, not twice. Paying for it once was bad enough.6. Upon signing up with the company, I got new smoke detectors and plug-in carbon monoxide detectors for the p
