When you need a cleaning service for your commercial property, you will need to decide what services you need and how frequently you need them before you sign a commercial cleaning contract. Usually you can expect to pay a set price per square footage. The actual price for the commercial cleaning contract will vary, largely depending on the size of the cleaning company and the frequency of the service. Many commercial cleaning companies will apply a discount as the amount of square footage increases.

If square footage is not a significant factor in the commercial cleaning contract then the cleaning company will generally offer a fixed rate. For example, if you have a small office and you only need it cleaning once or twice each week, the contract may accost as little as $200 per month.

Whatever your type of business, the charges for cleaning should be standard unless you have a medical office in which case the commercial cleaning contract will const more due to the need for specialized cleaning. Medical facility cleaning services include:

  • A color-coded cleaning system to prevent any cross-contamination

Most cleaning companies supply their own cleaning products and equipment. They will agree to let you provide you own, but if this is the case then you need to let them know before hand to prevent them billing you for supplies. Paying for special services will also add to the cost of your commercial cleaning contract. Services such as floor waxing, power washing the exterior of your office, cleaning the parking lot and landscaping are considered special services.

Your cleaning service will typically bill you monthly and the bill should always be itemized to show extras or special services and any supplies used. The length of a standard commercial cleaning contract should be one year, though if you are satisfied with your cleaning service you many choose to extend the contract to two or three years.
