RENTER BEWARE RENTER BEWARE RENTER BEWARE RENTER BEWAREI want to start by saying that I have experience in residential community management and I am currently employed in the commercial property management field in the DMV area. I moved into my unit at REGENCY POINTE in District Heights/Forestville on March 16th and I am now at the 5-week mark. The only positive aspect of my experience were my dealings with the leasing agent, Miguel. When I bring an issue to his attention, he goes above and beyond to get that message to the appropriate party. However, he can only do so much through verbal communication. NONE of my maintenance requests have been addressed in a correct or timely manner. Before I moved in, I was promised a brand-new spa vanity mirror for the bathroom like the model unit. It would be ordered and should arrive by move-in. This conversation took place on February 26th. Do I have this promised mirror as of today, Tuesday, April 17th? No, I dont. I also couldnt use my tub the first weekend living here because the tubs drain was filled with so much hair. The water would pool instantly and I did not feel comfortable taking a shower with the water up to my calves. This is the only issue that seemed to be resolved in a normal amount of time. The kitchen light blew out during my first weekend living in the unit. I didnt receive a replacement bulb until a week and a half later. Because I sensed the lack of efficiency early on, I encouraged the personnel to just drop off the bulbs to my unit so I could install it myself. Still, a week and a half later for bulbs. Isnt it standard for everything to be replaced during turnover? Ive watched enough Judge Judy in my lifetime to know that items in the unit that sustain normal wear-and-tear should be replaced at the landlords cost. I think the most that was replaced in my unit (before I moved in) was paint, carpet, tub glazing and the stove cover. There were no light bulbs in the stoves exhaust overhead or oven light. Ive received one for the overhead and have been told they have no bulbs for the oven. Yes, I can purchase them myself; however, these are basic items that a maintenance team should have in-stock or on constant re-order. There are huge gaps under and on the side of the entry door to my unit! I reported this to management during my first week here because I could foresee a pest issue. I am on the first floor. You guessed it! I have now caught one mouse and theres another running around. I have a 6-month old crawling son and I cant even let him enjoy the carpet that we were so excited to get. I do not want to risk him encountering a dirty rodent. I reported the pest issue on April 2nd and it was addressed on April 12th. However, the huge gaps are the contributing issue. I tried my best with weather stripping and DIY solutions in the meantime. Of course, its not enough. These are issues that management and maintenance should be assessing and addressing to retain tenancy, which doesnt seem like a priority. So many times during my short time here, I have called to report issues and check status with no avail. So many times, I was told that someone was coming to my unit to address an issue and no one shows up. Funnily, I received a resident referral email yesterday from REGENCY POINTE. This is beyond laughable. Why would I recommend this community to any of my friends, family members, or co-workers? So many of my young and successful friends have graduated within the last year, secured salaried careers in this area and are actively looking for a place to call home. I wish I could be of assistance and get a nice $500 credited to my rental account. I called this morning to speak with the community manager and/or maintenance supervisor to work out an amicable solution; I was told that the manager is not available now and that the maintenance supervisor would call me. I have not talked to anyone yet. Things happen and I am a very flexible person. This, however,
