Do not use this Poperty Management Company

I am adding my review to this site because I'm a homeowner of the Prairie Glen Townhomes in Ankeny, IA and AMS seems to remove reviews from their Google Reviews site when a homeowner has a negative issue with AMS. Their customer service is very rude and the owner hangs up on homeowners when you challenge her. My review was removed and AMS will only allow positive reviews on AMS site to improve her overall score, just like another previous homeowner stated in another complex that they manage.

Complaints
After living in a townhome complex in Des Moines and Ames, our management company would send each homeowner a monthly expense report along with our monthly board meeting minutes. Since the current management company has our email addresses and know where we live, why do the homeowner’s at Prairie Glen Townhome Complex not receive monthly expense reports? As of 2019, no 2018 expenditure report has been received to show where our money is spent. As a mortgagee, I expect to know where my money is being spent on each bill/project. I am clearly uneasy about how money is being spent in our association and it needs to be address promptly
The light bulb above the complex’s Prairie Glen Townhome sign has been burnt out since early winter 2018 and nothing has been done about it!
The trimming of trees is has been let go by AMS and tree limbs are hanging onto roofs and branches brushing the sides of the buildings. AMS completed a walkthrough in 2019 and nothing was mentioned about trees being trimmed up.
Weeds are a large issue each month and why has the Board of Directors and AMS not been spraying weeds on a monthly basis to combat the weeds from spreading? Instead, the homeowners are spending more money in the long run to have the lawn care company come out and remove weeds by hand and using a weed eater in our streets to remove the weeds. Only using a weed eater in our streets and driveway and not using weed spray is not getting down into the root to kill the entire weed. See attached pictures. Since writing this review, the lawn care company has removed the weeds but weeds should never get this bad in the complex and should be sprayed monthly, also sprayed in the streets and driveways. As of 8/9/19, the weeds are coming back in the cracks of the concrete in the front entre way. It is very embarrassing to pull into a complex as nothing is inviting and looks run down and not kept up.
There were siding repairs completed on some units and I noticed that whoever was used as a contractor did a miserable job on the southside of building 1405. The siding is curling and looks as if it will fall off the building. This is a complete eye sore and reflects badly on how our association is being spent.
Another issue that needs to be dealt with is the street up by SE Delaware that is in horrible condition. My girlfriend uses the complex to sometime walk in for exercise and she almost sprained her ankle because of the street between 1501 and 1505 is crumbling. This needs to be addressed ASAP before someone falls and sues the association. The Board of Directors and AMS are responsible for keeping the complex safe without being sued.
STAY WAY FROM AMS IF YOU KNOW WHAT IS GOOD FOR YOU! POOR PROPERTY MANAGEMENT COMPANY AND VERY FAKE.

My wife and I are reposting the following message since AMS removed our last post roughly 1 year ago from google reviews and Yelp. As a real estate agent for 15 years, and living in a townhome complex for 6 years that was managed by AMS, I would highly recommend reading the following. When I posted my review of AMS, the company had 6 reviews, which were all 1 star ratings and no business responses back from AMS to the complaints. Once I left my review, it was deleted by AMS, and they decided to start responding to the 1 star Google Review Ratings and those reviews were roughly written 8 months to 2 years back by upset homeowners. As of 3/27/19, AMS now has a total of 31 reviews and went from 1.9 stars to 4.1 stars out of 5. My wife and I find it interesting how a company can receive all 5 star ratings all in the month of September 2018 per Google reviews. No good company can receive 22 reviews in one month for 5 star ratings which can lead me to think these are fake accounts and per Google Policy, fake reviews are not allowed to boost company ratings. A family member who works for AMS also gave this company a 5 star rating which is a conflict of interest and against Google policy. Since some of these are board member reviews and they are paying AMS a service, this is a violation of Google policy since it’s a conflict of interest. I lived in a townhome complex for 6 years and AMS was a property manager for. It only took me 2 years to realize that the mother and daughter manage to many properties and things are not always handled properly through Rules and Regulations. If anyone is looking to purchase a condo/townhome, I would suggest that you ask residents around the complex who the property manager is and do your research. I would high recommend doing a background check on AMS and do your research thoroughly. If a homeowner was in violation of the Rules and Regulations, AMS would call them out in the meeting minutes, which caused homeowners to feel uneasy.

Worst attitude of anyone I have ever met.

she is rude, never answers her phone, called 9:00 am one morning left a message called twice more that day left another message at 3pm no call back. called the cell number listed on her card she answered asked what my emergency was basicly told someone at "the office would get back to me" and that her cell was a emergency line (even though it says nothing of the sort on her card) and hung up on me. Can't wait for my board to get smart and fire her ASAP!!!!!!!!!!!!!!!!!!

Builders and Developers--if you are looking for a management company that can do it all-HIRE THIS COMPANY. We hired this company 2 years ago and have never worried about things not getting done. Calls were returned, our homeowners were happy and everyone came to the meeting when we turned the association over to the homeowners. And they even were turned over with money in savings! This was the smoothest transition we have experienced. We WILL be using this management company on our new developement.

Our townhome association has suffered with other "cost saving" management companies for the past 7 years. We have been over budget,been faced with foreclosures, no collection policy that worked, and lack of good contractors. WE HAVE FOUND THE PERFECT ASSOCIATION MANAGEMENT COMPANY! The owner of this company and staff has collected past dues, helped with our "realistic" budget, and helped us find a wonderful snow removal company! The managers on staff are educated to all our needs. Our Board and homeowners are so grateful for their service! They also answer their phone!

The BEST townhome management company!

I am the President of our townhome association, and we, as a board, had been VERY dissatisfied with our previous management company. We hired AMS management company after seeing the enthusiam and extensive knowledge in the interview, and have now found this company to be above and beyond our expectations. We had financial problems, lawncare company problems, and our maintenace was not being done as directed. Within 4 months after hiring AMS we were putting money into savings each month, changed lawncare providers, (which are EXCELLENT!) and our maintenance was getting done at a cost that was already saving us money. We could barely get 5-8 homeowners to our annual meetings, and now we had 80 show up this year. Our homeowners are VERY pleased with this company and AMS makes our board positions easy.###Our board was afraid of changing our management company. AMS is the best decision our board made and we waited way too long to make the change. This is the BEST townhome mngmt company

A Property managment that knows how to get things done.

The owner of this business is very thorough and efficient in running the association. She is able to advise homeowners the bylaws and rules and what their options are. Her real estate knowledge has saved our association alot of money.###Her contractors, including legal, are handpicked. If there is any problem with a particular contractor's work, she investigates and gets it resolved.###Lightning hit one of the townhome complexes. The owner got someone at the site immediately to report back to her on what was happening. She talked to the individuals impacted. Everyone was taken care of. The following week, a gas leak was discovered in the townhome across the street, she got MidAmerican out and other contractors to verify if it was safe for people to return to their homes.###If you are looking for someone who is going to represent your association as a whole, this is your company.
