I actually did not have bad experience while renting with topflight. The bad came after our move out inspection. The actual inspection went okay. The prices for certain minor repairs are quite steep. The tenants are set up for failure if any thing touches the walls; they use the cheapest paint. Also, the actual property wasn't in the condition they expect upon move out, when we first moved in. The worst part was trying to receive the $325.00 they owed us for our security deposit. After over month of waiting, me and husband decided to call. Only to be told that they mailed out the check an entire month ago, and that if we wanted another check we would have to pay them $45.00 to cancel the check, and then they would send another. (Even though they checked and the check was never cashed) I questioned Kasey about wanting proof that the check was actually sent out. I was denied any proof, and was told the check was just sent through USPS, without a tracking number. After getting no resolution with Kasey, my husband then contacted the Manager, I'm not sure what her name is. She was also no help, and full of attitude. Considering that they took upon themselves to send it with USPS, and not offer us a more reliable mailing option, they were at fault, and should of fixed the problem, cost free. Now had it of been money we owed topflight, I'm sure they would not be too happy if we told them we mailed out a check and if they wanted another, they would have to pay our check cancellation fee. This company has zero customer service skills. I can now see why the ratings are so low, and they will continue to lower if they don't change the way they treat people, especially good tenants. Oddly we received the check a week after we started calling them about it. I'm pretty sure they never mailed it, and never planned to if we didn't keep calling. This company needs to reevaluate its morals. I would never recommend this place to any one who cares about their money.

OWNERS BEWARE!!!

From the start of the professional relationship I believe Topflight has tried to over-charge and got as much money from us as possible

On a number of occasions we did not receive the full amount of rent.

I asked for an invoice of the labor and materials used because I felt as though they overcharged us. I was told the vendor does not “break down” the invoice in that manner.

Many of the employees have selective memory. On a few occasions conversations I have had with employees, the employees seem to forget.

It took a long time for them to return my calls.

Our property manager “Delicia” was hostile. Very hostile

The property manager called me one evening. She did not like the questions I was asking her. Even though I did not raise my voice to her she was very rude and she started yelling at me and told me she was working late providing customer service and deserved respect. She eventually called me a few mother f$@$@#”s and hung up on me.

PLEASE TAKE MY REVIEW TO HEART. Since2008(landlord)Overall- I have been pleased with TopFlight and their service. I do understand how HARD it is to manage single-family homes, especially in a military community. In the last 8 yrs, TopFlight has been very good w/tenant concerns, turnovers, marketing my home, inspection,ensuring a lease renewal.One thing that may be improved is communication (having someone call you back)overall- I was always able to get questions or issues resolved. I do hope that when someone is shopping for PM company- please take the negative reviews with lightly. We moved here to Clarksville on a last minute PCS and had to find a place quickly. I was stupid and didn't listen to the reviews I read prior to moving into one of TF properties. DON'T BE STUPID DO NOT USE THESE PEOPLE TO RENT FROM! THEY ARE CROOKS AND LOOK FOR ANYTHING TO CHARGE YOU FOR!!!!!! They have the most outrageous fees for anything. We will be moving in a couple of months and I dread to see what they are going to try and charge us. Also, they have no concept of customer service. Be smart and go somewhere else!!!!!

This company is are absolute CROOKS! They prey on military by charging BOGUS fees after you PCS and threatening to send you to collections. Never was a payment missed and never were there any complaints from me while living there. They will take your security deposit and charge about 500 dollars more for services rendered, such as "carpent and home cleaning"... Ok, so you cleaned the carpet and home for 1500 dollars?(deposit included) DO NOT USE THIS COMPANY!!! I would love nothing more than to see these clowns go out of business!!!!

Not sure where the bad reviews are coming from, this team is great. This is a tough business and as a first time owner/renter I learned alot from TOP Flight. They will answer all your questions and guide you through the rental process. Their team is awesome and professional. I strongly recommend using them.

As a home owner who has a property that Top Flight, oversees, Ronnica Lax-Felder and the marketing staff and phenomenal. The Marketing Staff did a great job of not only marketing my home but they went above and beyond to ensure the property was priced fairly, which is great for the tenant and owner, and they provided regular updates of showings, applications, etc, until their was an signed contract in place.

Top Flight’s customer service is incredible. They lure you into their nice office on Tiny Town Rd and really work to impress you. Everything seems completely professional. Once you sign the contract, their customer service is nothing but a series of your voice mails and emails that go unanswered.



They have poor property oversight. You will never receive a courtesy call about maintenance repairs. It will always be a surprise on the next month's statement. Again, your inquiries will go unanswered for some time. It is a classic case of a property manager enjoying their monthly management fees. The one time you need them to step up and handle a situation; they are always out of the office or in a meeting. Countless times I have called and been told by the receptionist to hold and they would be right with me. After a short time on hold, I was always told, “I’m sorry; she is actually out of the office.” Phone calls were never returned.



My property was being destroyed while my family and I were overseas. At least 3+ extra roommates were living in the garage. The yard was unkempt. Neighbors were being harassed during late night parties. The City issued citations for code violations with all of the trash in the yard. The hardest part to understand is that my property is located only a quarter of a mile from Top Flight’s office. When I confronted them about it, their excuse was that they had no idea it was going on when they performed their monthly drive by inspections.



All rental properties have the same, routine issues that surface at one time or another. I have never had the peace of mind and reassurance to trust that my property was being cared for the way they promise before you sign the contract. Be prepared to conduct a lot of long distance business regarding your property.

Rent money and monthly statements are received every month without any delays that I can recall. Annual statements arrive by mid-January. These are really the only positive things I can say. Everything else about the company is unprofessional and questionable. The greatest thing for me was the end of the contract with Top Flight. Go with a larger company and avoid the headaches.

In the spring of 2012, I watched Top Flight put a realtor-type lock box on my neighbor's door when they weren't home because of late rent (illegal). My mouth fell open when my husband and I later observed them backing their official Top Flight Avalanche to the door and STEALING the tenant's big screen tv and sound system. We took down the license plate number, and the neighbors filed a police report. We moved out of state shortly after that, but we are back now and Top Flight is still operating.

the worst, most racist, unprofessional, hateful customer service I've ever come in contact with. Extremely poor service, and non-existant maintenance of housing. NOT military friendly, NOT willing to do walk throughs, or follow ups or really anything expected of a property management. Very poor overall and Roni Brooks is the worst person to do business with ever. The only reason I ever signed a lease with them was because of Olivia, which does not work there anymore due to the "behind-the-scenes" of the business and the way they treat clients! I feel bad for anyone already working with them!

From the beginning of our contract, I have repeatedly asked them to contact me instead of my husband in all matters regarding our account. They have not. I have repeatedly asked them to email me if any repairs have been requested or completed. They have not. I have repeatedly called and spoke with one person or another and been told I will receive a call back and I don't. They hired a company to cut down our tree, but not one to haul it away, though it should have been an entire package. They then proceeded to try and charge us another $200 to have it hauled away after it say in our front yard for weeks. They hired a company to replace our A/C unit and a little more than a year later we found out it had been installed incorrectly, but they told us the company could not be held accountable. This took them at least a month to communicate to us at during which time I received no updates about it and I'm almost positive they didn't even try to get our money refunded. Former tenants have contacted us stating that the company never returns their calls, answers their complaints, or are helpful when they are speaking with them. They charge us erroneous charges such as a "Lease Renewal Fee" and an annual "Direct Deposit Fee" that I have NEVER heard of ANY other company charging. I have worked for and with Property Management Companies and my coworkers and contacts all agree that those charges are ridiculous and far flung. It is a poor attempt to make money by nickel and diming the clients. The last straw was the other day when I was trying to have this "Lease Renewal Fee" explained to me and was told the Accounting Department would call me back within the hour and it has now been two weeks. I emailed the company asking for a copy of the management agreement three days ago and have yet to receive anything. At this point I don't except them to respond to anything, so I'm not surprised in the slightest. I recently asked AGAIN that I be contacted in the event we should have some charge on our account and they did not. Instead I had to find out when the rent money was deposited into our account, days before we even received our monthly statement. I would seriously recommend going with any other company than this one. I have contacted JAG and informed them of the situation and I urge others who have issues to do the same. I would never recommend this company to anybody and I am beyond frustrated that they would treat one of their clients in this manner. We've been with this company for 3 years and it has been a constant battle of one thing after another. It honestly would have been much easier to manage the property ourselves.

Top Flight Property Management is by far the best you will ever come across in Clarksville Tn. I have been with them since 2006. After my deployment I used a different realtor company and was very disappointed. Then a friend informed me about Top Flight Management and I gave them a try and WOW, I was really impressed. My realtor Mrs. Roni Brooks took time with ensuring my house was rented to highly qualified tenants. She kept me updated with pictures inside and out semi-annually and provided me emails of all maintenance invoices. She has done her job honorably since 2006. In addition she recently sold my house at my request. She made life easy for me considering I was purchasing a new home around the same time. Every time I called the receptionist answered the phone with courtesy and quickly prompted my realtor of my concerns. If I ever am stationed again at Fort Campbell and looking for a home to rent or purchase I will not hesitate to contact Top Flight for assistance. Usually when you take time to write a review always is to say something pretty amazing or something really bad , and other time a lot of people never write anything.But when yo wanna talk about topflight all he stuff coming thru my mind right now is BAD!!!!!!!!! The staff is the rudest and unprofessionall staff that a costumer can find.As a married soldier around here you dond have a lot a choices at the time to rent a house or apartment i used to believe that belew rentals was bad but topflight really bad,starting for the ridiculus fee they charge when you start a proceed with hem to rent a house it called ADMINISTRATION FEE wich is 200 dollars,and off course is non renfundable this is the first and easiest way to start stealing your money,in case your wondering why a rent with them like i say no much choices around here and a lot fewer if you hae huge pet like me, the day i saw the house it was a mess but dirty from the living room and finishing with he carpets i agreed take the house if they at least made the cleaning for me and they say no worries the house is gonna be clean on your moving day,after i put the security deposit for the house is when they say that in case i dont rent he house at the end my security deposit is non refundable guess what happens when i moved to the house the front door wasnt working i was unable to open the door first thing they didnt fixed prior to my move i pass a week using the back door off course the house was dirty as i saw the first days after 10 days were my wife called the officce a 1000 time hey send somebody to fix the door and for my surprise they charge me 75 dollars for the service in the front door!!!! Most of the time in that house was my wife he one living overthere because i was deployed ,one time i handled my rent check on the 1 st and 5 days later i recieved a email telling me that i was missing pay the rent so i was overdue and i must pay my rent plus 4 per cnt on penalty , once again i was paying for their mistake but at least i won that fight , one day i returned from work and find my ac broke ( was july) i start calling the office andonce again they pass two day giving me excuse and lies by phone until i say that i will fix the ac for my own and i will discount that money from the rent result 10 min large someone show up with wall ac !!!! Are u kidding that dont fix my problem at end i pass 4 day with out ac,the final of my lease came but i doesnt matter if your lease expire on the 18 or 23 or the 11 you have to pay the hole month on rent!!!!! I cleaned the carpet with a profepssional company like they want it and off course i cleaned the entire house the move out inspection date came and guess what was a diferent person that the one made the move in inspection so in paper when i took the house everything was perfect and telling you people was not perfect!!!!!!!! The end result is now they taking 98% from my security deposit to fix everything that in the first plase they gave me dirty and broke

If you reading this you can think that im liying but unfortunatly for my wallet im not and the worst is im dont have the ways to prove that im true and that company is stealing my money in my face and i cant do anything about it because is not about what you know is all about what you can prove my ADVICE FOR YOU OUT THERE STAY AWAY AS POSSIBLE FROM TOPFLIGHT PROPERTY MANAGEMENT and if you reading this and yo are a house owner dont let they take your house and if they have your house already i feel sorry for you because you no longer have a house .

Horrible. Been with them for too long-cannot wait to switch. They make up fees and are in no way professional. They "manage" nothing. TF has been nothing but problems for us. I cannot wait to switch. I can't get much worse. Stay away!!!

As a tenant I was charged a deposit for each adult (1800) and an additional first months rent (900). I put in maintenance requests the month I moved in and 2 months later it was my fault that they still weren't done, leading to black mold and injuries to children. I practiced my right to withhold rent until something was done about it, and they evicted me. (15 day notice sent in mail on a Friday so I actually had 10 days). Don't rent from them!

I have idea where these poor reviews are coming from. I have had nothing but great experiences with Top Flight Property Management. The service that they provide to me for management of my property. I have been overseas since they have taken over for my property management and I have never had to worry about anything. And believe me, I've had tenants with issues breaking their lease and they always kept me informed about the situation, and have always been able to keep my property occupied.

I have used Topflight Property...

I have used Topflight Property Management for about 2 years. When I first started with them I thought they were pretty good but then the rate for their service went up. I started to see charges for repairs the tenants could have fixed but were over charged to me. They charged me for repairs but never sent me an invoice instead they had a inhouse handyman make the repairs and charge double price or use my home warranty or Homeowners insurance to make the repairs. In the past year I have had only 2 full rent payments for the rest of the months money was witheld to cover repairs caused by the tenants that I might add were on section 8. Topflight Property Managment NEVER conducted an annual inspection and allowed the tennats to destroy my home. I have pictures and a video conducted by a outside party documenting the damages and I will post that video on Youtube with the pictures. DO NOT USE THIS PROPERTY MANAGEMENT COMPANY UNLESS YOU WANT TO PAY THOUSANDS OF DOLLARS TO REPAIR YOUR HOME. They are liars and theives. They also went as far as to steal the front security door from my home. I will be taking legal action againt Topflight and the tenants to try and recoup the money I will loose making repairs.
