Living in a tent might be a better choice! Rats, bats, roaches, fleas are common and out of control. New owners in 2011 could care less. The "renovated" apartments are not worth the high rent. Cheap new cabinets don't make up for the crumbling walls, windows that don't seal, screens that don't fit, water leaks, mold, mildew, peeling paint and nasty swimming pools. This place looks good in the brochure or even on a "ride through" but in reality it is a dump in every sense of the word. There are no outside water faucets so the buildings have NEVER been pressure washed. Disgusting! Pay for your water but the water meters don't work. Expect to pay up to $150.00/month for water (two people working!!). There is no recourse for the water issue as many have tried to resolve this to no avail. The residents of the nearby subdivision refer to this place as the "slums". The maintenance men are very nice and do their job as best they can; it's not their fault this place is falling down. The office people are also nice and listen with good intent to complaints. Their hands are tied as to what they can resolve. Appliances are the cheapest on the market. When one breaks down you'll get something from a vacant apartment that may be worse than what you had. If you have a pet better be ready to battle fleas. The property does not spay for fleas and the problem is epidemic. Rats and roaches (and I mean roaches, not Florida Palmetto bugs!) are common inside. Apparently management does not know the difference between a rat and a squirrel! The new owners run this merely as a money making venture. If you are in a tight spot and this is your only choice, then go month to month so you're not locked into a lease. I would advise: RUN AWAY!! p.s. to post this review I had to give a "star rating".... I gave it one star because there was NO MINUS STARS!

This is without a doubt the worst place I have ever lived. The buildings are old and not well cared for, They do not treat the common areas for your pets so the flea problem is out of control. I've never seen the exterminator and not sure we even have one. At one time or another I've had roaches, spiders, ants, rats, bats and snakes in my apartment. I've had problems with mold and the appliances are old and falling apart. Management does not care, you are nothing more than income. you don't like it, find somewhere else to live they'll rent the apartment to someone else. Stay out of the pools and hot tub unless the idea of swimming around in a septic tank is appealing to you. New management has claimed to "remodel" the units but what you'll get are some cheap new appliances and cabinets at an increased amount of rent. Not worth the effort.

You can find nicer places at the same price in venice, they charge you for the water, butdon't read the meteer most of the time. They make you insure their property, you have to get a $100,000 liability policy to cover damage to their property, I have never had to do that at any place I have lived in over 30 years. You pay cable as well and the living room is small, you have so few cupboards, you don't have room for anything, the bathrooms are tiny as are the bedrooms, don't have a king size bed. No closet space, and the screened in porch is nice if you like flea's. I wouldn't recommend this place to anyone, believe me.
