One way to get a home customized exactly the way you want it is to build your own home. Obviously, this is not a viable solution for everyone, but for someone who has some skills as a handyman and experience in construction building your own home can be a fun and useful project. Another option is to serve as the general contractor for the construction of your own home. Here we will look at the ways to build your own home and how to go about each one.
Build your own home
Physically building your own home yourself takes a huge amount of work and construction knowledge. Once you have a plot of land, you first have to excavate the footprint of the home, which will require the use of heavy machinery. Other steps to building your own home include the following:
• Foundation – Most homes have a concrete slab for a foundation, so you would have to mix and pour the concrete.
• Frame – This is the wooden support structure of the house that must be built to withstand the weight of the rest of the home. You must also build in the gaps for doors and windows.
• Utilities – You will need to install and connect pipes for water and gas as well as electrical wiring.
• Roof – Naturally, your home will need a roof.
There are numerous other individual projects that go into building your own home as well. With typical home construction a different subcontractor will handle each job, so for one person to do all of these things is very rare and incredibly difficult.
Be your own contractor
A general contractor is the one who estimates the costs of materials and labor and hires the subcontractors to do the work. He bids on a construction project, then pays himself and the subcontractors and purchases materials out of the total bid price. If you can estimate the costs and hire the subcontractors yourself you can eliminate the general contractor’s pay from the cost of building your home.
Serving as your own GC can save you 25 percent, sometimes more. This will give you a much lower mortgage payment, or you can flip the house and enjoy a healthy profit. There are software programs and training courses that will give you the knowledge you need to handle the role of a general contractor.
Building your own home is a very challenging undertaking. The reward is that you can get more house for your money and get exactly the house you want.
