I have in my 26 years as an or...

I have in my 26 years as an originator never experienced such complete corruption as I have with the appraiser Billy James Robinson. Street Links assigned Mr. Robinson to appraise the property located at 2615 Hilliard Road, Henrico VA 23228, this is new construction with a conventional loan. I have attached the appraisal, the exterior post was missing 3” of paint, the kitchen fixture needed a cover, both are typical “punch list” items on new construction. Mr. Robinson clearly would need to address the items in his report, but NOT make the Appraisal Report “Subject To” because of these punch list items. These items 3” of paint missing and light cover do not impact value, and again are traditional new construction punch list items. Mr. Robinson will now require an additional inspection fee, and rush fee of $215. This conventional loan is schedule to close September 27, 2012, and will unnecessarily be delayed because of this appraisal.







This is not the only, or fist incident that Mr. Robinson has utilized this tactic to extort additional inspection fees unnecessarily. Not less than a month ago he was assigned to appraise the property at 9065 Vidette Lane, Mechanicsville VA 23116. He was able to extort 3 inspection fees (over $600) with punch list items, even when told by the builder and the purchaser the items were punch list items. (can provide dialogs, and inspections upon request)







A thorough investigation is necessary and I would surmise that Mr. Robinson employees this tactic to extort additional inspection fees on many, if not all of his new construction reports.



Please review the attached appraisal, and have Mr. Robinson correct the report immediately noting the punch list items, not requiring an additional inspection. Otherwise you have enable Mr. Robinson to continue extort additional inspection fees, which is in part why the HVCC was created; to keep appraiser honest.
