I'd like to rave about some of the employees here. WILMA is wonderful! Helpful, caring, thorough; she's really in your corner! LOUIS is the bomb! Always friendly, smiling, kind, thoughtful and very helpful! He went out of his way to help me recently. DANIEL is awesome too--all three of these seem dedicated to serving the residents of The Fairways.

I have lived at the Fairways for almost 5 years. I love it here. It is a beautiful complex with lots of green spaces and a pond in the back with a walking trail. The grounds are well maintained. The maintenance team is awesome and they responses quickly to problems that arise. The pool is beautiful and well maintained. I would recommend this apt. complex to anyone. Stephanie

Going on 3 years and the upkeep of this place is awesome. Especially with the great maintenance team, Louis and Dave, those two have always been helpful and timely when it comes to getting issues resolved. The lake is lovely during the summer, the grill and pool area excellent for small gatherings. If you looking for a recommendation follow #twothumbs up.

We have lived at the Fairways for more than 3 years, and it's been a very good place to live, it's quiet, clean, good maintenance service, and management has been always responsive. Situated in a very good area in Lee's Summit. Safe for kids and good school district. My kids like this place, especially the pool during the summer. I would recommend this place to any one looking for a good apartment in Lee's Summit.

SAFETY concerns + HEATLH concerns + NOISE concerns + PARKING concerns + MANAGEMENT concerns = POOR quality of life at The Fairways in Lee's Summit.



1) Management staff gives the ring of master keys - allowing access to every apartment - to the outside contracted exterminator and an employee of the complex DOES NOT go with the exterminator. There is no level of theft prevention and the exterminator can easily make copies. Just not taking the safety/welfare of their renters seriously.

2) Dog feces is everywhere and as the grounds are never cleaned it is a public heath concern that should be reported to the City of Lee's Summit.

3) The buildings look nice but are poorly constructed. If you are not in your twenties or a partier, and you value sleep, stay away from this complex. There is NO insulation between floors (I know this for a fact due to repairs done in my unit.). We could clearly hear everything from the upstairs neighbors' "nightly" activities to a vacuum cleaner being plugged into an electrical outlet. Also, they do not have a weight restriction on larger/heavier pets on upper floors. The "boom" of a 40 lb dog jumping off a bed woke us up nightly.

4) The complex planners did not build enough parking spaces for the number of apartment units the complex holds. We only had one car, but had trouble finding a parking space every night when we got home from work. There is not enough parking for residents, let alone any guests.

5) The water fountain featured in all of the Fairways advertising has now been removed from the pond. When Greystar management experiences their first spring/summer at the Fairways in Lee’s Summit, they'll soon realize their cost cutting measure was a mistake. Without it (The found did break down once with the previous management company, so I know this for a fact), the pond fills up with pond scum and stinks. Who wants to pay $20 extra a month for a view of a smelly, murky pond filled with scum?

6) If your neighbors smoke, you will be exposed to SECOND HAND SMOKE. The plumbing pipes are connected between the units, so smoke from your neighbors will get into your apartment. The only way to counter the health effect of this is to move. To counter the smell until our lease was up, we put odor absorbing air fresheners inside every cabinet that had any plumbing and on all of the countertops near plumbing – which got to be expensive over many months.

7) The list of potential move-out charges is unlike anything I have ever seen. We added them up and the total came to a mindboggling $3,000!! No joke. Ask anyone who has received the move-out sheet for Greystar Management. One example, they charge the renter $40 to replace the stovetop drip pans (which should be replaced by them as normal wear and tear). My guess is they “frighten” renters with these outrageous charges (There is a strong possibility what they are doing it illegal.) to keep a vast majority of the rental deposits and to also get them in shape in as close to move-in condition as possible for the next renter in order to reduce their business/turnaround costs. If you are a smoker OR IF YOU HAVE HAD A SMOKER IN YOUR APARTMENT and they smell smoke, be warned up front that they charge the renter to remediate the effects of smoking i.e. repaint the entire unit, re-carpet the entire unit including carpet padding, etc.



I could go on and on and on...this complex is simply NOT WORTH THE MONEY. My strong advice is to look elsewhere. Your place of residence is too important to your quality of life.

Added to my earlier review: You never are quite sure what hours that the office will be open as that changes often. Even their own contractors seem to have a difficult time with getting in touch with them. I have met with several waiting for it to open--after posted hours were set to begin. The doors were still locked and only the maintenance crew were there. They would rather ignore you than assist you. Would suggest that you go elsewhere as these people are more interested in doing other things. They are NOT service oriented. 1 star is too good for them. Poor maintenance and poor office staff. Office staff leaves checks in their desks for days at a time risking losing them. Do not pay attention to issues brought by tenants. When Greystar took over the "inspection was someone walking 3 feet into the apartment entry and then leaving. This is indicative of the way that they do business.

The new management is terrible. They are never there. Working when you want to isn't helpful to any the residents. They are way over priced. The car wash is horrible! They promised a dog park by this summer...that never happened! DON'T MOVE HERE!!

I also requested a receipt showing I was paid in full that was included in that letter, in an additional note with my check, and via the phone. I never received any response back from anyone concerning any of my concerns and a receipt was never provided. When I moved out, I was charged ridiculous and inaccurate fees that I had to fight and was only able to have 1 successfully removed. This complex broke the terms of their own lease and still didn't acknowledge any of my valid complaints. All of that goes to show the extremely poor management of this complex. If you value your sanity at all don't move in here. They will give you a cheap rate at first and then hike it up every time you need to renew. I was absolutely miserable living here and could not be happier to have moved out!

My husband and I planned on only renting for a year while we tried to find a house to buy, we ended up staying for 2 years. We love it here and our kids have a blast. The pool is pretty small but it is never over crowded, we will grill and swim during the summer with the kids and its a really good time. The staff has advanced a lot in 2 years and I am really happy with everyone that works here now. We have fun social events here and they are great for everyone. We carved pumpkins in the office and had a full Thanksgiving Dinner in November. We are still looking for a house but we are no longer in any rush. If we find one great, if not we will just resign again at The Fairways.

I lived at The Fairways and it...

I lived at The Fairways and it was always difficult to get a hold of the office staff on the phone. If you decide to move here plan on contacting the office staff in person if you need something. Once I moved out I attempted to contact the office several times and the Property Manager Erica would not return my phone calls. When I spoke with another lady in the office she tells me that the Manager is mysteriously not in the office every time I call. Definitely proceed with caution if you decide to move into The Fairways. They will cheat you in any way possible.

I have lived at the fairways for nearly a year and have absolutely no complaints, the staff is professional, friendly and helpful, my neighbors are wonderful and I have only had to make one maintenance request and the maintenance was very quick to correct the issue. The staff does not try to nickel and dime you, i have lost plenty of keys and cards and they replace them with no problems and the monthly events are wonderful for the family. The pool is great and although it is pretty small it has never been overcrowded no to mention it is open year round, i took my kids swimming in october and the pool was nice and warm. We also love the use of the gas grill it makes cooking during the summer time easy and convenient. I moved to the fairways with my two daughters while going through a divorce and it made for the perfect environment to help me get through the difficult times I love this place and the staff and would recommend it to anyone.

This is the second time I have lived at the fairways in the last three years. My first experience was more than what I expected. It was a nice family living environment. I combined households and moved to a different apartment complex in the area and we came back to the fairways within a few months. The staff does everything they can to ensure that we loved our apartment and we satified. They have always gone above and beyond. I would recommend The fairways to anyone who is needing an apartment. It is sad that the only reviews on here are from angry past people who probably did something wrong to their apartment when they left!! I am glad that they tow cars that have flat tires and dont run, otherwise this place would look like white trash like the old property I lived at.

I have lived at the fairways for a little over a year. Best experience I have had in apartment living. They are beautiful and the staff is the most helpful I have encountered. They know me by name when I walk in. They make it a very inviting and welcoming place to live. I would recommend it to anyone looking for an apartment.

There is a lack of common sense and the absence of good business conduct found among the management staff at the Fairways. The prospect of being good tenants does not earn you any merits in this place. In fact, it is quiet the contrary.

Today I saw 3 cars with tow notices all bc the cars plate tags were exp by a couple of months. Having expd tags on your CAR has nothing to do with living here. Last week a car had a tow notice bc it had a flat tire for a few days. The man works during the week and did not have time to fix it right away. This place is ridiculous! They are giving out all these tow notices bc there is NO parking available here! Why don't they put a tow notice on all the cars that constantly park: in the handicap spots, in the no parking zone right in front of the building, or ALL those people that park under covered parking everyday that have never paid for it! The parking is so bad that if you get here late in the evening or decide to go somewhere there is nowhere to park when you get back even 10 mins later. I feel like I can't even leave my apt in the evening. The staff here is extremely rude and acts as if you are a burden to them. Only the main lady can ever help with anything and she is never there.

Safety 3, convenience 4, enmities 3, staff/ support 3. The pool that serves 300 units is smaller than most hotels. The lounge area has not had umbrellas replaced since it opened the billiards room and tv area close before most get home from work. Work orders are not completed as promised or scheduled. The rates are higher than those of comparable complexes. Interior quality is only average and carpets are substandard. The # of dogs 80-100+ lbs is ridiculous. Animal waste is every where you want to be. Trash is generally pilled in front of the one bin because of overfilling. If you like hearing your neighbors this is the place to be...and I'm not talking disruptive..rather everyday normal noise levels day and night. You can not have more than 2 cars same for single or married couples. Tow notices r placed on unmarked cars. After hours help does not exist!! This was a great place until the original staff went 2 open another complex in the city. Break ins common check with LS police.

Hi, I stopped by the Fairways to look at apartments and I was very impressed with the professionalism of Anastasia. She was patient and efficient; the property is the best I have seen in years, and the amenities can not be matched by any I have seen. I must say, if you are in the market for a home these apartments make you feel right at home not an apartment. Go take a look for yourself, you will be in for a pleasant surprise. Ollie Woodard
