  • We are a full service real estate agency catering exclusively to the investment community. As we do in all our professional endeavors, we apply the principals of the "Platinum Difference" individualized personal service.

    Whether you are seeking a rental home for appreciation, cash flow, tax deferral, or all three, we can customize your search. By determining your exact needs, we canvas the valley to narrow your decision to three or four properties. This will enable you to eliminate the arduous task of going on an endless and sometimes fruitless shopping expedition, while enabling you to spend more time enjoying your trip to Las Vegas; paid for, in part by Uncle Sam.

    Once in town we will pick you up at the airport or your hotel, and personally escort you to your future investment property. Should your home be already built, we can advise you on how to quickly find the right tenant. If you choose instead to custom build your home, we will document the construction through digital photography, and send copies of the photos to you. Upon completion we will supervise the final walkthrough, turn the keys over to you, and advise on obtaining a suitable tenant.

    There is no cost to you for any of these services. Although our expenses are paid for by the Developers, their Compensation Packages are similar allowing us the freedom to work without our selections being unduly prejudiced. We would, of course, like the opportunity to manage your new proper.

* Access To An Owner When You E-Mail Or Call (Not An Operator Or Computerized Directory); And If Someone Is Not Immediately Available, You Will Be Contacted Within 24 Hours Or The Next Month's Service Charge Is Free

* Tenant Will Post A "Performance Guarantee" (Rather Than A Security Deposit). This Will Allow For Interim Withdrawal Of Monies Due To HOA Violations As Well As Move Out Charges

* All "Performance Guarantee" Monies Will Be Kept In A Separate Trust Account - No Commingling With Company Operational Funds

* Daily Review Of Vacancies; Weekly Physical Inspection Of Same

* Thorough Same-Day Screening Of All Prospective Tenants

* Rent Checks Mailed Within 48 Hours Of Receipt; With Collection Of All Management Fees After All Monies Due To Owner Are Disbursed

* Late Fees Accessed And Strictly Enforced; Legal Physical Lockout To Commence At Owner's Direction

* Use Of Company Address For HOA Correspondence

* No HOA Fines On New Leases Providing We Are Given 7-Day Notice To Correct

* Property Manager Will Personally Attend HOA Meetings On Tenant Related Issues

All vendors carefully screened for license, bond, and insurance; with bids taken, and completed work personally inspected, by property manager.
